Residential Lease Review

Your residential lease reviewed. In plain language. Before it becomes a problem.

Lease-IQ provides independent lease reviews for Cape Town residents, whether you’re about to sign a new lease, unsure about your obligations mid-tenancy, or facing a renewal or cancellation you don’t fully understand.

Residential Lease Review Cape Town

Four moments when a lease review makes sense.

Most tenants think about getting help only when something has already gone wrong. In practice, a lease review is useful at several points in your tenancy, not just before you sign.

Before you sign This is the point where a review has the most impact. Before you commit to a lease, Lease-IQ works through your agreement and identifies exactly what you’re agreeing to — your obligations, your financial exposure, and any clauses worth querying or pushing back on before you put pen to paper.

During your tenancy If you’re already in a lease and something doesn’t add up, a maintenance dispute, an unexpected charge, a clause your landlord is relying on that you don’t recall agreeing to, a mid-tenancy review gives you clarity on where you stand and what your options are.

At renewal Most tenants sign a renewal without reviewing the updated terms. Renewals often carry revised clauses, adjusted obligations, or new conditions that weren’t in the original agreement. A review at this stage keeps you informed before you commit to another lease period.

At cancellation If you’re considering early cancellation or have received notice from your landlord, understanding your lease’s cancellation provisions before you act can make a significant difference to the outcome and the cost.

What a Lease-IQ residential review covers.

Every residential lease review covers your agreement in full. We don’t skim for obvious clauses, we work through the entire document and identify everything with a bearing on your obligations, your costs, or your risk as a tenant. Specifically, we cover your obligations as a tenant and what the lease requires of you on a day-to-day basis. We identify all maintenance and repair responsibilities and clarify what falls to you and what remains with the landlord.

We review deposit conditions, how your deposit is held, the conditions for deduction, and the process for return at the end of your lease. We assess renewal and cancellation provisions and explain what your options are and what they cost. We flag any clauses that carry unusual risk, impose obligations that go beyond what is standard in a residential lease, or that are written in a way that obscures their practical effect.

Where we identify clauses worth questioning, we say so clearly and explain why.

Residential Lease Review

Lease-IQ offers two tiers of residential review. Both cover your lease in full, the difference is the depth of the output we provide.

Standard

R650

The Standard Review is the right starting point for most residential tenants. You receive a concise PDF report covering your key obligations as a tenant, your maintenance and repair responsibilities, your deposit conditions, your renewal and cancellation terms, and any clauses that carry material risk or that are written in a way that requires unpacking. The findings are set out clearly with enough context to act on them.

Delivered within 7 business days of lease submission.

Full Review

R1,950

The Full Review and Report goes further. In addition to everything covered in the Standard Review, you receive a detailed written analysis with specific recommendations — where you have grounds to push back on a clause, where a term may be negotiable, and where a provision carries risk that you should factor into your decision. If you are entering a lease on a property you plan to make your long-term home, dealing with a complex mid-tenancy issue, or facing a renewal where the terms have changed, this is the appropriate level of service.

1. Tenant Obligations

We identify every obligation the lease places on you as a tenant. You will know exactly what is required of you before you sign.

2. Maintenance and Repairs

We draw a clear line between what you are responsible for and what falls to your landlord. No ambiguity when something needs fixing.

3. Deposit Conditions

We review how your deposit is held, what can lawfully be deducted, and what the return process looks like at the end of your lease.

4. Costs and Escalation

We unpack the annual increase structure and any additional costs in the lease. You will understand what you are actually paying over the full term.

5. Renewal and Cancellation

We cover your rights and obligations at renewal and what early cancellation will cost you. No surprises when the lease term ends.

6. Risk and Unusual Clauses

We flag any clause that carries unusual risk or obscures its practical effect. You will know exactly what to question before you commit.

Your lease review starts with a conversation.

If you are looking at a lease and want to know what you are agreeing to, or you are already in a tenancy and something isn’t sitting right, book a consultation call. There is no charge for the initial call and no obligation to proceed.

Questions we're often asked.

What format is the report delivered in? You receive your review as a PDF document sent to your email address. It is written to be read without a property background — clear findings, plain language, no unnecessary legal or technical terminology.

What if my lease is already signed? A review is still worthwhile. Mid-tenancy reviews help you understand your current obligations, identify any provisions being applied incorrectly, and prepare you for the next decision point — whether that is a renewal, a dispute, or a cancellation.

What type of residential leases do you review? We review all residential lease types — fixed-term leases, month-to-month agreements, complex leases, sectional title leases, and student accommodation agreements. If you have a lease, we can review it.

What if I have questions after receiving my report? We are available to answer questions arising from your report. If your situation is more complex than the report covers, we will let you know and discuss what the appropriate next step looks like.
